Brickflow adds HBI Capital to lender panel for brokers

Brickflow has added HBI Capital to its lender panel, giving brokers access to the lender's bridging, development and auction finance products through the platform.

HBI Capital now appears on Brickflow's marketplace alongside more than 160 specialist lenders, widening the funding options available to brokers sourcing property finance through the service.

The lender offers bridging and development finance from £100,000 to £2 million, with same-day in-principle decisions available through the platform, according to the companies.

HBI Capital prices deals on an individual underwriting basis rather than using a fixed rate card. Rates start from 1% per month, and the lender can consider transactions that fall outside standard criteria grids.

Its offering on the platform also includes free in-house valuations on qualifying loans and dual legal representation, features intended to reduce delays and lower some upfront costs for borrowers.

Broker access

Brickflow operates a digital marketplace for specialist property finance in the UK, connecting brokers and borrowers with lender rates and criteria. It aims to streamline comparisons and applications in a market where specialist cases often still rely on manual sourcing.

The latest panel addition reflects continued competition among platforms and lenders for broker distribution in specialist property finance, particularly in bridging and development lending, where speed and flexibility are often central to deal execution.

Based in Chorley, Lancashire, HBI Capital lends across residential and commercial bridging loans, development finance and auction finance. Its case-by-case approach may help brokers place more complex transactions that do not fit standard automated lending parameters.

That may be relevant for borrowers seeking short-term finance for time-sensitive purchases, refurbishment projects, or development schemes, where lenders often need to assess the strength of the asset, the exit route, and wider transaction details rather than rely solely on preset rules.

For Brickflow, the panel expansion adds another specialist lender at a time when brokers are seeking broader choice and quicker responses. HBI Capital's criteria are now live on the platform for immediate use.

John Blahuta, Director at HBI Capital, outlined the lender's view of its role in the market.

"Bridging finance is ultimately about understanding the story behind the transaction. While every deal is assessed rigorously, we believe experienced judgement has an important role alongside process. By joining Brickflow, we're making it simpler for brokers to access a lender that's approachable, commercially minded and focused on helping transactions move forward," said Blahuta.

Panel growth

Brickflow has built its proposition around consolidating lender information and application workflows into a single system for intermediaries. In specialist finance, where terms can vary materially between lenders and transaction structures can be complex, access to current criteria and rapid decisions can influence which lenders brokers approach first.

Its panel spans a wide range of specialist lenders, and the addition of HBI Capital strengthens Brickflow's presence in short-term property lending. That part of the market remains important for brokers handling auction purchases, refurbishment projects and deals that require fast execution.

Glenn Franklin-Jones, Director of Lender Relations at Brickflow, said the addition was intended to broaden the range of lending approaches available through the platform.
